Contracts Manager

About the Role

An international design studio based in Dubai, specializing in mixed-use commercial projects, is seeking a proactive and highly organized Commercial Manager / Contracts Administrator. This role is crucial for overseeing both pre-contract and post-contract commercial activities throughout the design and construction phases. The ideal candidate will possess strong commercial acumen, enabling them to drive projects forward while diligently managing contractual and financial obligations.

Key Responsibilities

• Oversee tender submissions and Expressions of Interest (EOIs).
• Serve as the main liaison for all tender-related communications.
• Thoroughly review tender documentation to identify and assess contractual risks.
• Provide support in contract negotiations and clarify commercial terms.
• Contribute to procurement planning and strategies for engaging subcontractors.
• Administer contracts effectively throughout their entire project lifecycle.
• Manage all contractual correspondence and ensure adherence to compliance requirements.
• Track contract deliverables, process variations, manage extensions of time, and handle additional fee claims.
• Prepare and submit invoices and payment applications to clients.
• Manage subcontractor payments and associated commercial administration.
• Monitor project expenditures and overall commercial performance.
• Maintain meticulous records and ensure all contract documentation is accurate and up-to-date.

Requirements

• A degree in Quantity Surveying, Construction Management, Architecture, or a closely related discipline.
• A minimum of 5 years of professional experience in commercial management, contracts administration, or quantity surveying.
• A comprehensive understanding of construction contracts and procurement methodologies.
• Demonstrated experience in managing both pre-contract and post-contract project phases.
• Exceptional negotiation and communication abilities.
• A highly organized approach with a keen eye for detail.
• Proven capacity to handle multiple projects concurrently.

Preferred Qualifications

• Experience working within a consultancy or contractor environment.
• Prior experience in the UAE market.
• A background in architecture, design, or construction projects is advantageous.
