Role summary

The Vendor Manager will play a key role in developing and maintaining strong relationships with third-party maintenance vendors across a portfolio of single-family homes. This position is responsible for building a reliable vendor base that supports Repairs and Maintenance, Turn, and Renovation work while also improving performance, pricing, and service quality through KPI and SLA management.

Key responsibilities

  • Develop and maintain productive relationships with external maintenance vendors.
  • Expand and manage a vendor network capable of meeting Repairs and Maintenance, Turn, and Renovation needs.
  • Track vendor results against KPIs and ensure service delivery aligns with SLAs.
  • Promote adoption and use of the vendor portal.
  • Use reporting and analytics to guide operational decisions and improve effectiveness.
  • Visit markets to assess vendor quality, strengthen relationships, and evaluate potential new vendors.
  • Share vendor performance feedback on a monthly and quarterly cadence.
  • Identify vendor sourcing gaps, prioritize needs, and recruit new providers.
  • Negotiate pricing structures that support cost control and value.
  • Represent the vendor perspective internally and support clear communication across teams.
  • Assist the internal operations team and adapt quickly to changing operational demands.
  • Document, manage, and resolve escalations.
  • Work collaboratively in a cross-functional team environment.

Qualifications

  • At least 5 years of experience building, managing, and growing vendor relationships.
  • Background in residential Repairs and Maintenance field operations.
  • Strong analytical judgment with the ability to assess performance and determine fair pricing approaches.
  • Excellent planning, organization, and execution skills, including the ability to perform under pressure.
  • High attention to detail.
  • Strong verbal and written communication skills for working with internal and external stakeholders.
  • Excellent interpersonal skills and the ability to work effectively with regional teams, field staff, office staff, executive leaders, and customers.
  • Comfort operating in a fast-moving startup environment.
  • Tech-savvy and comfortable using digital tools.
  • Experience making data-informed decisions using reports and analytics.
  • Proficiency in Google Suite, including Docs, Sheets, and Slides.

Travel

Travel is required up to 3 days per week, twice per month.

Compensation

The expected base salary for this role is between $80,000 and $90,000 per year. Final pay may vary based on experience, skills, interview performance, location, and other job-related factors. The base salary is only one part of the overall compensation package.
