Position overview

The Development Associate will support the Director, Development across the full land development lifecycle. This role sits within the Portfolios department and is based in Vaughan, Ontario.

Key responsibilities

  • Support the Director, Development in coordinating all consultants involved in the project portfolio.
  • Help oversee planning and entitlement activities, including official plan amendments, zoning by-law work, site plan applications, building permits, and minor variance submissions.
  • Work closely with internal leasing, engineering, and construction teams throughout each stage of development.
  • Assist with joint venture matters and provide coordination support where needed.
  • Help manage the issuance, reduction, and return of letters of credit.
  • Contribute to due diligence for potential acquisitions and dispositions.
  • Collect and prepare demographic and competitive market information.
  • Interact with tenants, elected officials, municipal representatives, and other approval authorities.
  • Keep the team informed through regular updates and information sharing.
  • Maintain organized records of land-use related applications and filings.
  • Monitor application progress for nearby properties and keep track of council agendas.
  • Follow developments affecting neighbouring properties, including land transactions and policy changes.
  • Identify potential risks early and take a proactive approach to resolving issues.
  • Prepare weekly project status reports and present updates to the team.

Qualifications and experience

  • A bachelor’s degree in Business, Urban Planning, Urban Land Economics, Geography, Public Administration, Engineering, Architecture, or a related discipline is required.
  • Professional designations or certifications are considered an advantage, including an MBA and/or PMP.
  • At least 3 years of experience in land development or planning is preferred, ideally in the real estate sector.
  • Applicants with a bachelor’s degree in Urban Planning and/or Real Estate and less than 3 years of relevant experience may also be considered.
  • Strong organizational ability and the skill to prioritize effectively are essential.
  • The role requires the ability to manage several projects simultaneously across different asset types such as retail, commercial, and residential, as well as multiple entitlement stages.
  • Excellent verbal and written communication skills are necessary to work effectively with colleagues, external consultants, and stakeholders at all levels.
  • Proficiency in MS Word, PowerPoint, Project, Excel, Lotus Notes, and Adobe Acrobat is expected.
  • A valid driver’s license is required, as some travel will be part of the job.
