About Oyster Property Group

Oyster is a prominent New Zealand commercial property and fund management business, known for its expertise in sourcing and structuring property funds and raising capital. The company manages a varied portfolio that includes office, industrial, large-format retail, and retail assets across New Zealand. Its purpose, Building a Brighter Future, underpins the way the business works and the decisions it makes. Oyster’s culture is shaped by its values: One Team, Leaders, Courageous, and Ethical.

Role overview

This role offers the chance to join Oyster as an Asset Manager – Office, with responsibility for overseeing a commercial office portfolio. The position calls for someone who can provide clear portfolio direction, improve asset value, manage risk proactively, and support stable, high-performing investments for owners.

You will be accountable for creating and delivering asset strategies, lifting income performance, improving occupancy, and ensuring each asset is managed in alignment with Property Management Agreements. The role also involves building and executing asset-level business plans, as well as confidently managing annual operating and capital budgets.

With strong commercial judgement, you will identify opportunities to add value across the portfolio, such as rental uplifts, lease optimisation, and new revenue sources. As an experienced people leader, you will guide and develop Property Managers, share technical knowledge, and help strengthen team capability. You will work closely with tenants, leasing agents, owners, Facilities Management, Finance, and Leasing teams to support both operational and financial outcomes. A broad, portfolio-wide mindset and an understanding of wider business priorities are essential.

Experience and capability

The ideal candidate brings more than 7 years of experience in asset or property management, along with a track record of leading people effectively and building trust with stakeholders. You should have strong commercial and financial judgement, excellent negotiation ability, and advanced skills in Microsoft Word and Excel.

A genuine interest in the property sector, a continuous improvement approach, and a strong commitment to Health and Safety are important. Oyster also looks for people who demonstrate critical thinking, adaptability, emotional intelligence, strong communication, collaboration, digital capability, and financial acumen.

  • Adaptability in changing business conditions
  • Emotional intelligence and stakeholder awareness
