Cortland is a vertically integrated multifamily investment and management organization that focuses on creating a resident-first living experience. The company oversees the full lifecycle of its communities, including investment strategy, design, construction, and ongoing operations. As it expands its value-add and core-plus acquisition efforts across high-growth markets in the United States, it is looking for a highly analytical Contract Asset Manager to help improve portfolio results.
About the Role
In this role, you will support asset-level business planning aimed at improving Net Operating Income (NOI), occupancy, and resident retention across an assigned regional multifamily portfolio. This is a fully remote contract position in which you will serve as a financial and operational partner, using proprietary data and analysis to connect Cortland’s Investments and Regional Operations teams.
Key Responsibilities
- Lead the execution of asset-specific business plans and help ensure each regional property performs at or above the assumptions used in underwriting and investor forecasts.
- Review property financial statements, complete variance analysis, and assess operating indicators such as occupancy, renewal performance, and rent growth to find ways to increase revenue and control expenses.
- Track the delivery, budgets, and return on investment of renovation and capital improvement initiatives, including common-area upgrades and unit turns, while coordinating with Cortland Build teams.
- Work closely with Regional Operations, Revenue Management, and Marketing leaders to shape pricing strategy, improve concession usage, and strengthen community-level performance.
- Prepare concise performance materials for leadership, including property and portfolio valuations, market research summaries, and cash flow projections.
Qualifications
- At least 4 years of experience in real estate asset management or investment analysis, with a strong focus on multifamily or apartment communities.
- Strong financial modeling capability, including pro forma underwriting and advanced use of standard real estate analysis spreadsheets.
- Solid understanding of macroeconomic conditions, supply and demand dynamics, and competitive benchmarking in major U.S. growth markets.
- Prior experience with property management platforms such as Yardi or RealPage, along with CRM and BI tools, is preferred.
- Excellent communication and relationship-building skills with the ability to translate complex financial information for cross-functional teams.
Contract Terms & Structure
This position is 100% remote and must be performed from within the United States. Preference will be given to candidates whose working hours align with the time zones of the target regional portfolios.
The engagement is offered on an independent contractor (1099) or corp-to-corp (C2C) basis.
The initial contract term is 6 months, with a strong possibility of extension depending on portfolio requirements and performance.
Minimal travel may occasionally be required to review assets or assess local submarket conditions, and approved expenses will be reimbursed.
