Role overview
This position is for a BIM Quantity Surveyor based in Saudi Arabia. The role focuses on connecting quantity surveying with Building Information Modeling (BIM) to build and maintain 5D cost models, prepare model-based quantity take-offs, and manage digital cost workflows throughout the project lifecycle.
Reporting to the Senior BIM Manager, the position works in close coordination with BIM, engineering, and commercial teams to make sure quantities extracted from the model, Bills of Quantities (BOQs), and cost information are correct, consistent, and aligned with project needs. It is a mix of hands-on production work and analytical review, with regular involvement in quantity extraction, BOQ checking, cost-linked BIM outputs, and engineering review of scope, design, and quantities.
Key responsibilities
- Build and maintain quantity take-offs directly from BIM models covering architectural, structural, and MEP disciplines.
- Use BIM coordination and 5D platforms such as Navisworks, Synchro, or comparable tools to extract quantities.
- Check that quantities match approved models, drawings, and specifications.
- Review model-derived quantities for accuracy and highlight any mismatches or gaps.
- Connect BIM elements to the relevant cost data and classification structure.
- Help develop 5D BIM models that combine quantities with cost information.
- Carry out practical measurement and quantity extraction using BIM software.
- Assist in the preparation and review of BOQs so they remain consistent with BIM models and design documents.
- Examine BOQs for completeness, correctness, and alignment with drawings, specifications, and project scope.
- Work with commercial and QS teams to align model quantities with BOQs and cost plans.
- Support the creation of cost reports and quantity summaries based on BIM data.
- Assist with assessing the cost impact of design changes using BIM-based quantities.
- Identify and help resolve differences between BOQs, models, and design information.
- Coordinate with BIM Managers and Engineers to ensure models are prepared for reliable quantity extraction.
- Support engineering teams by checking that models represent the right scope, systems, and design intent.
- Make sure models are structured, classified, and detailed appropriately for 5D workflows.
- Help implement BIM standards related to cost, classification, and data organization.
- Maintain quantity logs, cost records, and model-based reporting outputs.
- Support the evaluation of design changes and their effect on quantity and cost.
- Assist in reviewing drawings and specifications from a quantity and cost point of view.
- Prepare cost-related inputs for RFIs and Technical Queries (TQs) as needed.
- Track quantity variations and contribute to change management activities.
- Coordinate with design and site teams to keep design intent, quantities, and BOQs aligned.
- Build knowledge of BIM-based cost management processes and tools.
- Support the rollout of 5D BIM best practices.
- Contribute to lessons learned and continuous improvement efforts.
- Encourage wider use of BIM-driven quantity and cost workflows across the project.
Requirements
- 5 to 8 years of relevant experience in quantity surveying, cost engineering, or BIM-based cost management.
- Practical exposure to model-based quantity take-offs and 5D workflows.
- Hands-on experience with Navisworks, Synchro, or similar BIM coordination software.
- Experience with Cost-X or comparable software is helpful, though not essential.
- Strong understanding of BOQs, cost plans, and commercial procedures.
- Familiarity with BIM workflows and multidisciplinary coordination.
- Good analytical and numerical ability.
- Strong command of English, both written and spoken.
- Bachelor’s degree in Quantity Surveying, Construction Management, Engineering, or a related discipline.
- BIM or cost management certifications are considered an advantage.
- Ability to perform model-based quantity take-offs and measurements.
- Capability to review and verify BOQs against BIM models and design information.
- Understanding of BIM model structure and data organization, including Revit and Navisworks environments.
- Ability to spot discrepancies between design information, quantities, and commercial outputs.
- Strong problem-solving ability, attention to detail, and data accuracy.
