Job Summary
In this role, you will work under general supervision to support the real estate loan department and help coordinate the flow of work inside the loan processing team.
Key Duties
- Check loan files for accuracy, completeness, and consistency with the original application, then organize and maintain documents in the correct processing sequence.
- Review incoming applications to confirm they align with CFCU policies, procedures, and lending guidelines, while managing assigned loans to meet target cycle times, closing expectations, and production goals.
- Keep a weekly progress report on all files using the two-day touch process and discuss any risks or delays with management.
- Prepare required documentation, including sending regulatory disclosures by mail.
- Order preliminary title reports, appraisals, and flood certifications.
- Review credit reports and verify supporting documents as needed.
- Coordinate loan-processing updates with members, relationship managers, fellow processors, closers, and underwriters.
- Run Desktop Underwriting (DU), request additional items as needed, and confirm that all input data is accurate and validated.
- Prepare files for final underwriting review, meet underwriting conditions, and obtain supervisory approval when necessary.
- Complete the Loan Data Processing Sheet for each file and continue maintaining weekly status reporting.
- Arrange closing loan documents so they are ready for the planned closing date.
- Work with members and relationship managers to document income, debt, and credit history.
- Request supporting items such as tax returns, purchase agreements, and property details to complete verification.
- Provide all applicable regulatory disclosures once a completed application is accepted.
- Evaluate lending opportunities, including related consumer loan options, to better support borrowers and help expand the Credit Union’s lending business.
- Recommend cross-sell opportunities to relationship managers when appropriate.
- Respond to member questions and collect authorization signatures and other required information.
- Follow up on pending applications by contacting members or third parties to gather missing information, resolve discrepancies, and provide status and timing updates.
- Carry out additional responsibilities as assigned.
Requirements
- 3 to 5 years of related experience, including direct experience as a real estate loan processor.
- Associate degree or an equivalent credential from a two-year college or technical school.
- Working knowledge of real estate lending standards such as FNMA and FHLMC.
- Education and experience may be combined in place of the stated requirements.
- Strong written and verbal communication in English, with proper spelling and grammar.
- Basic math ability, including calculating rates, ratios, and percentages using a 10-key.
- Comfort using Windows-based tools such as Outlook, Word, and Excel, along with moderate keyboard speed of 40 wpm.
- Strong customer service orientation.
- Ability to learn quickly, adapt to change, and pick up specialized systems and applications.
- Self-directed with initiative and sound judgment.
- Effective collaborator who can communicate across all levels of the organization.
- Strong problem-solving, decision-making, and prioritization skills.

- Role requires extensive computer use for up to eight hours a day.

- Must be able to communicate by phone for several hours a day and through video platforms such as Zoom or Teams.
Compensation and Incentives
Pay is tied to qualifications and geographic zone. The listed salary ranges are:
- Zone 1: $27.73 to $38.13 per hour
- Zone 2: $25.23 to $34.70 per hour
- Zone 3: $23.29 to $32.03 per hour
- Zone 4: $22.18 to $30.50 per hour
This position also participates in the Mortgage Lending Incentive Plan. Incentive pay is based on quarterly production results plus semi-annual member satisfaction and quality scores. Annual incentive potential ranges from 0% to 8% of eligible compensation. Payments are discretionary and governed by plan terms.
