Overview

We are seeking an experienced Technical Facility Manager responsible for overseeing all technical aspects of high-rise residential societies, ensuring uninterrupted operation and maintenance of Mechanical, Electrical, and Plumbing (MEP) services. The role demands maintaining statutory compliance, preventive maintenance, vendor coordination, and supervising a technical workforce while upholding the highest safety and service standards.

Key Responsibilities

  • Manage operation, upkeep, and troubleshooting of critical systems including Sewage Treatment Plant (STP), Water Treatment Plant (WTP), fire fighting and alarm systems, passenger and service lifts, HT/LT electrical panels, transformers, diesel generator sets, HVAC systems where applicable, water supply and plumbing networks, pumps and hydro pneumatic systems, and Building Management System (BMS) if present.
  • Ensure efficient and continuous operation of all technical equipment with minimal downtime by planning and executing preventive, predictive, and corrective maintenance schedules.
  • Monitor energy consumption closely and implement initiatives to reduce costs.
  • Confirm adherence to all statutory and regulatory norms involving fire safety approvals, electrical safety compliance, lift certifications, transformer and DG maintenance, pollution control board mandates, electrical inspector approvals, and overall environmental health and safety (EHS) standards.
  • Maintain all related records and documentation, and coordinate inspections with government authorities and regulatory bodies to ensure compliance.
  • Lead and oversee technical teams including electrical technicians, plumbers, STP/WTP operators, lift coordinators, HVAC and multi-skilled technicians; organize rosters, conduct technical training and safety briefings, and uphold team discipline and productivity.
  • Manage vendor and contractor relationships including annual maintenance contracts (AMCs) for lifts, DG sets, fire protection, STP/WTP, transformers, and electrical equipment; ensure adherence to service level agreements (SLAs), verify job completion and vendor billing, and safeguard workplace safety during maintenance.
  • Serve as the primary technical liaison for clients such as Resident Welfare Associations and management committees; attend meetings, present reports, and resolve technical issues promptly to maintain high service satisfaction.
  • Maintain comprehensive documentation including preventive maintenance timetables, asset and equipment records, breakdown logs, daily and monthly technical and utility consumption reports, AMC and compliance trackers, and inventory of spare parts.
  • Enforce strict compliance with electrical and fire safety standards, conduct emergency and mock fire drills, monitor Permit-to-Work systems for hazardous activities, implement corrective measures for identified risks, and ensure appropriate PPE use by all staff and contractors.

Required Qualifications and Experience

  • B.E./B.Tech or Diploma in Electrical or Mechanical Engineering.
  • 7 to 12 years of relevant technical facility management experience, ideally in high-rise residential or commercial buildings or mixed-use developments.
  • Additional certifications in fire and electrical safety or facility management would be advantageous.

Desired Skills

  • Comprehensive understanding of STP, WTP, fire safety systems, lifts, transformers, DG sets, HT/LT electrical panels, pumps, plumbing, and electrical distribution.
  • Proficient in statutory compliance, audits, and regulatory requirements.
  • Expertise in maintenance planning, troubleshooting, and root cause analysis.
  • Proven leadership capabilities managing multiple technical teams and vendors.
  • Strong communication, client handling, and reporting skills.
  • Proficiency with MS Excel, MS Word, and relevant facility management reporting tools.

Additional Information

  • Experience with technical operations in high-rise residential society environments is preferred.
  • Ability to handle multiple teams and vendors concurrently while maintaining quality and safety standards.
  • Must be customer-centric and capable of effective problem solving under pressure including emergencies.
  • Preference for candidates available for immediate joining or with a minimal notice period.
  • Salary range offered is between 45000 and 90000 INR per month.
