Role overview
The Custodian Supervisor oversees custodial staff and the day-to-day upkeep of the assigned work area. This role is responsible for planning daily schedules, managing leave, supervising duties, and checking completed work to ensure high-quality results. The supervisor also supports the setup of special events, enforces safe work practices through SOP compliance, and makes sure personnel follow local environmental, safety, and health requirements.
In addition, this position monitors actual hours worked to help control manpower costs, coaches junior team members, and handles customer issues in a timely, respectful, and professional manner. The role also uses Maximo, a computer maintenance management system, to enter and verify maintenance work orders, preventative maintenance inspection records, and urgent or emergency service requests.
Key duties
- Make sure all assigned locations are cleaned to contractual and industry standards.
- Oversee staff performing custodial services for buildings and facilities.
- Plan, coordinate, direct, and control custodial and landscaping activities.
- Track inventory, move supplies to work sites, and monitor the use and condition of tools and equipment.
- Inspect assigned areas regularly and assess employee performance against established standards.
- Carry out or direct tasks such as moving or arranging furniture, removing sand, sweeping walkways, checking restrooms, waxing floors, and handling other cleaning work.
- Keep utility closets and custodial carts properly stocked.
- Ensure training gaps are addressed and counsel employees on performance as needed.
- Maintain records and prepare reports on custodial workloads, service needs, and employee performance.
- Perform additional related duties as assigned.
Qualifications and experience
The role calls for a high school diploma along with vocational training in administrative sciences; an associate degree is preferred. One year of relevant work experience may be accepted in place of one year of education where a degree is required. Candidates must have 8 years of custodial experience and 3 years of supervisory experience, preferably in the custodial field. A Secret Clearance may be required.
Skills and competencies
Strong people management, communication, problem-solving, and coordination abilities are essential. The job also requires good hand skills, the ability to assess facility or infrastructure issues and respond with corrective action, and familiarity with U.S. Army safety guidelines and OSHA standards.
Working conditions
This position may involve indoor and outdoor work in extremely harsh conditions, including very hot, dry, dusty, and desert-like environments. Temperatures may exceed 120 degrees Fahrenheit, with winter averages around 30 degrees and summer temperatures reaching 130 degrees. Some industrial production environment exposure is also possible.
The work is physically demanding and may require lifting between 50 and 100 pounds occasionally, 20 to 50 pounds frequently, and 10 to 20 pounds constantly. Duties may include heavy lifting, stooping, climbing, extended standing or sitting, and exposure to physical, chemical, or biological hazards. Personal protective equipment must be worn when needed, and all fire and safety regulations and site policies must be followed.
