Although the office is based in Riyadh, projects are delivered across Saudi Arabia, so the role requires someone who can adapt easily and work flexibly across locations. In return, the selected candidate will have the opportunity to contribute to demanding projects in a strong growth market.
Role Overview
The Commercial Manager will take charge of commercial operations, support daily business performance, and help steer long-term business interests. The role involves setting direction, managing important resources, ensuring compliance with internal policies, and building team capability to support company objectives. It also requires leadership, coordination, and ongoing support to create a high-performance environment.
The position also involves building client and stakeholder relationships, identifying new opportunities, and managing commercial matters with both internal teams and external partners.
Key Responsibilities
- Lead the Commercial Department, clearly define team duties, review performance regularly, and support ongoing professional growth.
- Chair internal commercial review meetings and communicate commercial risks, opportunities, and project progress clearly to senior management.
- Introduce consistent commercial procedures across projects in line with company policy and governance standards.
- Work closely with the estimating team to manage the full commercial lifecycle of projects.
- Prepare and oversee contractual and tender submission documentation.
- Negotiate and arrange guarantees with client representatives.
- Hold regular meetings and correspondence with clients, PQS, and liaison teams to keep valuations current and ensure final accounts are agreed.
- Ensure all contracts are executed and completed strictly within the contractual documentation.
- Protect the company from liability related to damages and penalties.
- Work to secure entitlements and recover costs where applicable.
- Visit sites regularly and coordinate with site managers and supervisors regarding progress and variations.
- Measure and assess new rates and variations.
- Maintain ongoing forecasts of final contract value.
- Issue contractor packages for pricing and assessment before purchase orders are placed.
- Review tender submissions, carry out adjudication and negotiations, and appoint subcontractors or vendors when required.
- Prepare subcontractor documentation for payments, contra charges, and final accounts.
- Track and report costs against budgets and allowable amounts.
- Monitor labour and material usage.
- Delegate tasks within the Commercial Department where needed.
- Drive value engineering initiatives.
- Maintain a hands-on, quality-driven, and client-focused approach with a strong “right first time, on time” mindset.
- Encourage a customer-service culture based on close client partnership.
- Carry out proactive and regular risk assessments.
- Coach junior commercial staff and help build a cooperative, motivated, high-performing team.
Candidate Profile
- You should have more than 12 years of experience in a similar role, with significant exposure to the fit-out sector.
- A bachelor’s degree in civil engineering or a similar qualification in quantity surveying is preferred.
- Prior experience leading a commercial team and handling complex contract negotiations is essential.
- You must be able to make sound decisions and think strategically so commercial priorities support business goals.
- Experience in building commercial strategies and guiding teams toward successful project delivery is important.
- Knowledge of the complete tendering process and value engineering is required.
- You should have experience analyzing trade comparisons.
- Strong computer literacy is needed, including Microsoft Outlook, Word, Excel, and similar tools.
- High professional standards and strong work ethics are expected.
- You must communicate confidently in business English, both verbally and in writing, with internal and external stakeholders.
- The role requires strong commercial awareness.
- Team leadership, stakeholder management, and people management skills are necessary.
