Role overview
This opportunity is with a client in the construction sector who is seeking an experienced Construction Manager for major residential and regeneration work in the Cork area. The position sits within the broader construction function and reports to the Head of Construction.
The role is suited to someone who combines technical knowledge with commercial judgment, can work well in a team, and is comfortable handling the pace and complexity of large development projects from early-stage planning through to completion.
What you will do
- Lead a range of residential projects and support the wider development team across the project lifecycle.
- Drive projects through the construction phase while assisting development managers during planning and detailed design.
- Coordinate design teams from technical, programme, and budget viewpoints.
- Plan, organise, and oversee project-related activities from start to finish.
- Work with stakeholders such as local authorities, development partners, and utility providers.
- Prepare project programmes and schedules, then track delivery against agreed milestones.
- Take responsibility for successful project delivery through leadership, technical input, and active management.
- Make sure contractors and consultants meet contractual obligations.
- Check that planning conditions are satisfied and that best-practice standards are followed.
- Manage large-scale main contractors and external design teams.
- Handle issues relating to planning permission, Fire Cert applications, and Disability Access Certificate applications.
- Use strong commercial awareness to identify efficiencies through design, planning, and procurement.
- Collaborate with the wider team to keep workstreams moving and projects progressing smoothly.
- Bring experience of design and tender processes for large residential developments.
- Support the creation and delivery of Investment Cases and Development Strategies for different project types.
- Oversee budgets, programmes, and regular project reporting.
- Liaise across functions to move each project through every stage.
What the client is looking for
- At least 5 years of experience in construction management.
- A recognised degree-level qualification in construction or development.
- Strong relationship management abilities, both internally and externally.
- Proven development management experience with a relevant track record.
- Good understanding of the Irish planning, development, and construction environment.
- Public procurement knowledge is a strong advantage.
- Understanding of project viability is also beneficial.
