Role Overview

Monteith is looking for a proactive Preconstruction Manager who brings strong communication, problem-solving, and organizational abilities. The role focuses on delivering estimating services from initial review through final bid preparation on building projects, with work spread across North Carolina and South Carolina. Some travel is part of the job, and prior experience preparing estimates above $2 million is a strong advantage.

Key Responsibilities

• Prepare accurate and timely quantity takeoffs for materials.
• Carefully interpret drawings, specifications, and addenda.
• Use past project data such as purchase orders, subcontract records, and productivity reports to build unit rates and man-hour estimates.
• Examine bid documents, drawings, and proposal details, and attend bid meetings to define scope and estimate requirements.
• Create full estimates across multiple scopes of work.
• Develop conceptual pricing models.
• Build pricing using production rates and subcontractor feedback.
• Organize and coordinate estimating activities for assigned bids and projects.
• Keep complete backup documentation for estimate figures and assumptions.
• Work with owners, contractors, and other stakeholders to provide project feasibility and cost information.
• Manage follow-up work on awarded contracts, including extras and change orders when needed.
• Use electronic takeoff tools and office software such as Planswift, iSqFt, Bluebeam, Excel, and Outlook.

Experience and Qualifications

• At least 3 to 5 years of experience in construction management or estimating is required.
• A bachelor’s degree in Engineering, Construction Management, or a related discipline is strongly preferred, though a mix of education and experience is also valued.
• Ability to build and maintain strong working relationships with owners, architects, engineers, and subcontractors.
• Strong written and verbal communication skills.
• High attention to detail.
• Comfort working independently.
• Experience with electronic takeoff and estimating platforms such as Planswift, iSqft, and Bluebeam is preferred.
• Proficiency with Microsoft Office applications.
• Willingness to travel within North Carolina and South Carolina.

Compensation

The salary range for this position is USD 125,000 to 150,000 per year.
