Role Overview

We are seeking a skilled and dependable Handyworker to support residential rental properties. Responsibilities include conducting listing-readiness inspections, performing general maintenance and repairs, installing lockboxes, capturing detailed photos and videos, and identifying additional maintenance needs prior to property listing, showings, lease execution, or tenant move-in.

Key Duties and Responsibilities

Visit residential rental homes to assess readiness for listing, check access, carry out approved repairs, and prepare for tenant move-in.
Evaluate property condition and document any necessary repairs or enhancements impacting readiness for showing or occupancy.
Capture high-quality photographs and videos of the property, focusing on access points, repairs, lockbox installations, and potential issues affecting leasing.
Install lockboxes and verify access protocols.
Complete minor repairs and general property readiness tasks.
Generate or suggest additional work orders for subsequent repairs or improvements as needed.
Return for follow-up work to complete approved tasks before listing, showings, lease finalization, or move-in.
Provide comprehensive updates including notes, images, videos, and details on performed work.
Maintain professional communication with landlords, applicants, tenants (if applicable), and internal teams.
Recognize when specialized licensed trades are needed and escalate appropriately.

Typical Maintenance Tasks Include

Drywall patching and minor wall repairs
Caulking and sealing applications
Touch-up painting
Fixing doors, locks, hinges, handles, and cabinetry
Basic plumbing repairs
Installing fixtures, shelves, mirrors, blinds, and hardware
Minor fixes to flooring, trim, and baseboards
Preparing rentals for turnover and listing readiness
Lockbox installation and setup for access
Conducting property condition inspections before showings or move-ins

Candidate Requirements

Prior experience as a handyworker, maintenance technician, contractor, or similar role.
Solid understanding of residential repair work, rental turnovers, and standards for property readiness.
Access to reliable transportation.
Having necessary tools readily available during work.
A ladder accessible for onsite jobs.
A smartphone with a high-quality camera (e.g., iPhone 13 or equivalent) for capturing photos and videos.
Proficiency in documenting visits clearly through notes and media submissions.
Ability to operate independently without close supervision.
Professionalism, punctuality, reliability, and attention to detail.
Respectful communication skills for interacting with landlords, applicants, tenants (if applicable), and team members.

Preferred Qualifications

Experience performing rental turnover repairs.
Familiarity with preparing rental properties for professional photos, inspections, showings, and move-in readiness.
Proven ability to install lockboxes and specify access information.
Experience working inside occupied or vacant residential rentals.
Background supporting leasing, property management, maintenance, or residential service operations.
