Role Overview
The Executive Project Manager at PDF operates as a business owner within the organization, managing the complete lifecycle of a portfolio of commercial flooring projects—from bidding and scope development, through design review, scheduling, execution, to final closeout. This role holds full responsibility for project finances, client relationships, and overall delivery performance. Support functions such as estimating, purchasing, billing, and administration are in place to enable focus on project management and scalable relationship development. Compensation strongly correlates with project output.
Growth Objectives and Targets
- Years 1–3: Secure and successfully deliver an annual contract pipeline valued between $5M and $7M.
- Scale Phase: Expand operational capacity to manage $10M to $15M in annual commercial flooring portfolio, increasing market share in key sectors.
- Organizational Development: Build and oversee a growing team including Preconstruction & Bid Operations Specialists, Assistant Project Managers, and Project Managers to support increased project volume.
Key Responsibilities
- Develop and nurture client relationships leveraging existing General Contractor, developer, and supplier networks to grow business.
- Engage with estimating teams to ensure bid accuracy and competitiveness through detailed reviews of scopes and documents.
- Oversee comprehensive reviews of design documents and blueprints to anticipate risks and identify value-add opportunities.
- Manage project scheduling from award to completion, coordinating resources to meet or beat deadlines.
- Forecast labor and resource needs across multiple projects to avoid bottlenecks.
- Conduct frequent site visits for progress assessment and proactive problem resolution.
- Maintain strict financial oversight including budgeting, cost tracking, and margin protection throughout project lifecycles.
- Handle scope changes, budget variances, and change orders with foresight and timely intervention.
- Coordinate with billing and finance departments to ensure timely invoicing and smooth project closeout documentation.
- Lead project closeout activities such as punch list completion, final documentation, client approvals, and formal handover.
- Partner with HR for recruitment, onboarding, training aligned with company standards, and retention of project personnel.
- Provide coaching, oversight, and performance guidance to project teams, establishing key performance metrics to sustain delivery excellence during growth.
Candidate Profile
- Extensive experience in commercial flooring construction, managing projects from initiation through closeout.
- Proven ability to build and maintain strong relationships with General Contractors, end-users, and suppliers.
- Deep financial acumen with a focus on protecting profit margins.
- Decisive and adept at problem-solving under pressure.
- Comfortable using construction management software and technology tools.
- Strong skills in reading and interpreting plans, specifications, and contract documents.
- Highly organized with a proactive approach and attention to detail.

Minimum Qualifications
- Bachelor's degree in Construction Management or a closely related field, or minimally 10 years of direct construction industry experience encompassing sales, business management, and full project oversight.
- Experience directly engaging with End-Users, General Contractors, and supplier/manufacturer partners.
- Expertise in interpreting construction plans, blueprints, and specifications.
- Capable of managing multiple concurrent projects within fast-paced, deadline-driven environments.
- At least five years of team leadership experience including recruitment, training, and managing performance.
- Valid driver's license and reliable transportation for site visits within approximately 30 miles of the home market.
- Full-time office presence required for minimum 40 hours/week with site visits and client engagements as needed.
- Ability to occasionally lift weights of up to 50 pounds.

This includes a base salary, performance bonuses, and comprehensive benefits. With maturity, Project Executives have the potential to earn over $200,000 annually.
