MoveSmart Rentals provides comprehensive leasing services using proprietary technology to help landlords lease properties faster, minimize vacancy, and thoroughly screen applicants. They syndicate listings to MLS and over 20 platforms and manage all leasing steps from listing through move-in.

Position Overview

We seek a skilled and dependable Handyworker to attend residential rental units and perform listing-readiness inspections, execute general repairs, install lockboxes, capture visual documentation, and identify any extra maintenance needed before properties are listed, shown, leased, or ready for tenants to move in.

Key Responsibilities

Visit rental residences to assess readiness, verify access, perform approved repairs, and prepare for move-in appointments
Evaluate property condition and recommend necessary repairs or improvements influencing listing, showings, or move-in quality
Photograph and video property areas, access points, repairs, and any issues impacting leasing
Set up lockboxes and verify access information
Perform basic repairs and light maintenance to prepare properties
Create or suggest additional work orders for needed follow-ups
Return to complete approved repairs before listing, showings, lease signing, or move-in
Provide detailed updates, documentation, and communication on completed tasks
Maintain professional correspondence with landlords, applicants, tenants when relevant, and internal teams
Recognize when licensed tradespeople must be involved and escalate as necessary

Typical Maintenance Tasks

Drywall patching and minor wall repairs
Caulking and sealing
Painting touch-ups
Repairing doors, locks, hinges, handles, and cabinets
Basic plumbing repairs
Installing fixtures, shelves, mirrors, blinds, and hardware
Minor flooring, trim, and baseboard repair
Completing rental turnover and readiness work
Lockbox installation and access setup
Pre-listing, showing, and move-in property condition inspections

Candidate Requirements

Prior experience as a skilled handyworker, maintenance technician, contractor, or related roles
Strong knowledge of residential repairs, rental turnovers, and property readiness criteria
Reliable personal transportation
Well-equipped truck with necessary tools and ladder
Smartphone with high-quality camera, such as iPhone 13 or equivalent
Comfort in photographing and filming properties and repair details
Ability to write clear notes and provide updates after visits
Work independently with minimal supervision
Professionalism, punctuality, reliability, and attention to detail
Effective, respectful communication with landlords, applicants, tenants, and team members

Preferred Qualifications

Experience with rental turnover repairs
Background in preparing rentals for photography, showings, inspections, or move-in
Familiarity with installing lockboxes and managing property access
Comfort working inside both occupied and vacant rental residences
Experience supporting leasing, property management, maintenance, or residential services

The ideal individual is practical, dependable, and capable of working solo at rental properties. They inspect, repair, document, and facilitate rental readiness professionally, maintaining good relationships with all involved parties. They can discern which tasks require licensed trades and escalate those appropriately.

Field Work Requirements

Access to reliable transportation and necessary tools
Use of ladder on job sites
Smartphone capable of capturing high-quality images and video
Ability to travel between multiple rental properties
Prompt and clear reporting following each assignment
