Position Overview
We are seeking a meticulous and proactive Project Controller to join our Ras Al Khaimah team onsite. The successful candidate will oversee post-award project control activities, monitoring costs and progress, ensuring adherence to established control processes, and producing precise project performance reports. The role is essential for supporting successful project execution by ensuring cost efficiency, schedule conformity, and effective governance throughout the project lifecycle.
Key Responsibilities
- Lead project control functions for development and capital projects.
- Gain and maintain comprehensive understanding of Uniestate's business structure, departmental roles, and operations, applying this knowledge in decision-making.
- Maintain expertise in property development and associated disciplines.
- Implement internal policies, systems, processes, and procedures effectively.
- Ensure correct application of changes in investment criteria, policies, systems, and procedures.
- Identify personal learning and development needs and seek appropriate training and experience.
- Develop methods and tools for monitoring and measuring project progress, including timely and accurate recording of milestones and verification of consultant reports and submittals.
- Review and approve project flash reports, consolidating actual versus planned progress in portfolio reports.
- Review and endorse vendor submittals; investigate project variations and recommend corrective measures.
- Prepare lessons-learned reports to help prevent future project delays and scope overruns.
- Develop methods and tools for monitoring and measuring project costs, reporting on actual versus planned expenditures and cash flow positions promptly.
- Control total project spending by verifying and auditing invoices and claims from vendors and subcontractors.
- Review vendor submissions and invoices for compliance with contractual terms and conditions; assess validity of claims and variation requests and advise accordingly.
- Monitor contract progress and alert Legal and relevant stakeholders to issues.
- Manage renewals for long-term contracts such as facilities management.
- Prepare control reports including monthly commercial health per project, profitability risk alerts to CDO and CFO, and post-project variance and lessons learned reports.
- Maintain current knowledge of legal, regulatory, and internal compliance requirements and apply them diligently.
Experience and Qualifications
- Minimum of 9 years in project management and technical services, including at least 4 years in a managerial capacity.
- Technical expertise in project and portfolio management, project management systems, risk and construction management, project and cost control, and contracts management.
- Behavioral competencies include leadership, team management, ethics and integrity, stakeholder engagement, emotional intelligence, change management and effective communication, self and team development, and strong problem-solving skills.
- Preferred educational background is a bachelor's degree in Engineering or Accounting.
