Key Responsibilities

  • Ensure optimal utilization and productivity of the team, aligning efforts with project targets.
  • Create and maintain tracking tools to monitor team progress, identify risks, and retain clear project visibility.
  • Supervise evaluation processes such as lease viability analysis, land-use restrictions, jurisdictional reviews, and permitting assessments.
  • Negotiate property leases, amendments, and easements with owners while fostering positive, ongoing landlord relationships.
  • Prepare, review, and proofread transaction documents for accuracy prior to legal examination.
  • Analyze title reports for ownership details, encumbrances, and easements, recommending appropriate leasing strategies.
  • Investigate zoning and permitting regulations across various jurisdictions, ensuring adherence to applicable guidelines.
  • Prepare and manage applications for zoning, permitting, and collocation, steering them through approval phases up to Notice to Proceed (NTP).
  • Address inquiries from jurisdictions and coordinate additional documentation as needed.
  • Engage with municipal bodies, homeowners’ associations, design review boards, and community organizations; represent projects in public or landlord meetings.
  • Oversee external vendors such as environmental consultants, architects, engineers, surveyors, drafters, and title search specialists to ensure timely and quality deliverables within budget constraints.
  • Manage multiple site acquisition projects simultaneously, handling deadlines and priorities effectively.
  • Maintain comprehensive project documentation including site candidate packages, lease contracts, permit logs, and milestone trackers.
  • Provide senior management with regular updates encompassing KPIs, risk evaluations, and schedule status reports.
  • Ensure integrity of data across all project tracking systems and internal databases.
  • Confirm or acquire Enhanced 911 addressing as necessary.
  • Support special projects as assigned and undertake related responsibilities.
  • Travel to sites, relevant jurisdictions, or meetings when required.

Qualifications

  • Bachelor’s degree or equivalent professional experience.
  • Minimum of two years' experience in telecommunications, ideally within wireless site acquisition, permitting, or land development sectors.
  • Sound knowledge of leasing, real estate practices, zoning regulations, and land-use procedures.
  • Capability to interpret legal, real estate, and technical documentation including surveys, leases, easements, deeds, title policies, and construction plans.
  • Proficient in Microsoft Office suite - Excel, Word, Outlook - and familiar with project tracking systems.
  • Valid driver’s license along with current vehicle insurance and registration; willingness and ability to travel as needed.

Preferred Attributes

  • Strong negotiation, communication, and stakeholder management competencies.
  • Experience in managing multiple projects concurrently with exemplary project management skills.
  • Previous supervisory or training experience for junior site acquisition personnel.
  • Acquaintance with telecom regulatory standards and municipal government approval workflows.
  • Excellent analytical skills coupled with attention to detail and problem-solving abilities.
