Centre Manager

Position Overview

Aramark Property is seeking an experienced Centre Manager to oversee the operations of Nutgrove Shopping Centre in Rathfarnham, Dublin 14. Nutgrove hosts over 70 stores spanning 200,000 square feet, featuring prominent retailers such as Tesco, Dunnes, Penneys, Boots, Starbucks, McDonald's, Lifestyle, and Carraig Donn among other national and international brands.

Key Responsibilities

• Manage day-to-day centre operations including coordination of services related to internal malls, external spaces, public areas, and back-of-house facilities.
• Ensure the shopping centre is maintained to an exceptional standard within the service charge budget.
• Maintain stringent controls on operating expenses in partnership with management.
• Collaborate with internal and external marketing teams to implement effective and coordinated marketing plans and strategies to boost centre growth and promotion.
• Oversee pricing and procurement of maintenance works for the centre, adhering strictly to budgets including capex proposals requiring approval.
• Administer the 10-year planned preventative maintenance (PPM) report and asset register.
• Integrate sustainability best practices and secure relevant accreditations as applicable.
• Foster clear and strong communication with centre staff, tenants, contractors, customers, and property owners.
• Lead ongoing training and development initiatives for centre management staff.
• Manage staff rosters aligned with operating hours and monitor performance standards of cleaning and security teams, reporting issues promptly to managing agents.
• Minimize liability risks by tracking and reporting all accidents and incidents in cooperation with insurers and managing agents.
• Maintain updated safety files and operations and maintenance manuals, ensuring compliance.
• Implement and monitor fire safety strategies and systems.
• Coordinate with utility providers focusing on life safety systems and emergency services.
• Review and update the Tenants Handbook with the management team.
• Develop a proactive procurement program with the managing agents’ procurement team.
• Engage with tenants daily to understand their performance, encourage sales growth, and facilitate marketing and promotional participation.
• Build and maintain databases for pop-up tenants and weekend/seasonal mall traders to optimize space utilisation and trading activity.
• Collaborate with centre management and Aramark teams to ensure smooth centre operations, including participation in health and safety emergency drills.
• Enhance the centre’s local and regional profile by conducting customer and tenant surveys.
• Provide regular (monthly/quarterly) reviews on centre footfall, marketing effectiveness, and tenant performance through consistent engagement with tenant management.
• Meet with property managers and stakeholders to discuss centre performance and budgeting adherence.
• Engage potential new tenants by showcasing centre facilities and marketing activities.
• Stay informed on retail industry trends, ensuring that the centre management team and tenants are updated on relevant developments.

Qualifications and Experience

• Candidates must hold professional qualifications in estate management, facilities management, or retail management.
• A minimum of five years’ experience in a comparable centre management role is essential.
