Role Overview

We seek a dependable and proficient Handyworker to evaluate residential rental properties for listing readiness, conduct general repairs, install lockboxes, document conditions through photos and videos, and recognize additional maintenance needs prior to listing, showings, leasing, or move-in.

Key Duties

• Perform on-site property assessments focusing on listing readiness, access verification, repair approvals, and move-in preparations
• Conduct thorough inspections of property conditions and note recommended fixes or improvements impacting leasing processes
• Capture clear photographic and video documentation of the property, access points, installed lockboxes, repairs, and any issues
• Install lockboxes and verify access details accurately
• Execute general maintenance tasks and minor repairs to prepare properties
• Generate or suggest additional work orders for follow-up actions
• Return to properties as needed to finalize approved repair tasks before listing, showing, lease signing, or move-in
• Maintain detailed updates, notes, and multimedia records of completed work
• Communicate professionally with landlords, applicants, tenants when applicable, and internal team members
• Recognize situations requiring licensed trades and escalate accordingly

Typical Maintenance Tasks

• Applying drywall patches and repairing minor wall damages
• Caulking and sealing gaps or joints
• Touch-up painting jobs
• Fixing doors, locks, hinges, handles, and cabinets
• Basic plumbing maintenance and repairs
• Installing fixtures, shelves, mirrors, blinds, and hardware
• Repairing minor flooring, trim, and baseboards
• Performing rental turnover and listing readiness renovation tasks
• Installing lockboxes and setting up property access
• Checking property condition before listing, showings, or move-in

Qualifications and Requirements

• Prior experience as a skilled handyworker, maintenance technician, contractor, or similar role involving residential repairs
• Comprehensive understanding of rental property turnover, general repairs, and property readiness standards
• Reliable personal transportation is essential
• Must have a well-equipped truck containing all necessary tools
• A ladder must be available for job site use
• Possession of an iPhone 13 or equivalent smartphone featuring a high-quality camera
• Comfortable and competent in taking clear photos and videos documenting property conditions, access, repairs, and completed tasks
• Ability to write and submit clear, detailed notes and updates following each job site visit
• Capable of working independently with minimal supervision
• Exudes professionalism, punctuality, dependability, and attention to detail
• Effective communication skills with landlords, applicants, tenants when applicable, and internal colleagues

Preferred Experience

• Background in performing rental turnover repairs
• Experience preparing rental properties for photography, showings, inspections, and tenant move-ins
• Familiarity with installing lockboxes and verifying access details
• Experience working within occupied or vacant residential rental properties
• Previous work related to leasing, property management, maintenance, or residential services
