JJ Rhatigan & Company stands as one of Ireland's foremost Building Contractors, operating across both Ireland and the UK. We are actively looking for a Project Quantity Surveyor to join our esteemed team based in Cork. This role offers a chance to be part of a respected main contractor working on significant multi-million euro developments alongside motivated colleagues.
Role Overview and Key Responsibilities
- Manage subcontractor procurement and account administration.
- Forecast costs and values in monthly project reports with rigorous budget control and cash flow prediction.
- Prepare and assess progress and final payments relevant to Contracts and Subcontracts.
- Evaluate prospective construction options and prepare detailed Bills or Schedules of Quantities covering materials, labor, and services required for construction or engineering projects.
- Develop cash flow projections based on both the Contract Programme and JJ Rhatigan's Target Programme.
- Remeasure trade packages to detect quantity discrepancies and support accurate tender processing.
- Compose tender enquiry packages in coordination with the Contracts Manager and Project Manager to ensure comprehensive coverage.
- Select subcontractors aligned with project schedules and manage procurement tracking to monitor tender package status.
- Conduct detailed tender analyses to verify compliance, pricing, evaluate omissions, qualifications, and facilitate like-for-like comparisons.
- Explore alternative approved materials with subcontractors and undertake comparative tender estimates when applicable.
- Lead value engineering assessments involving collaboration with the Design Team and Employer alongside management staff.
- Develop shortlisted subcontractors and engage in meetings to clarify tender understanding and inclusions.
- Perform subcontractor reference checks evaluating health & safety compliance, program delivery, quality, financial stability, and other critical factors.
- Coordinate with management to review references and assess subcontractor suitability prior to appointment.
- Verify subcontractor insurances, safety documentation, environmental licenses, tax clearance, and pension scheme compliance before commencement.
- Set up subcontractor payment details and process contract documentation, managing and tracking change orders and variations to contracts, including collateral warranties.
- Inform the Design Team of contractual changes and maintain an updated Change Order/Variation schedule.
Candidate Requirements
- Prior experience in the construction sector is mandatory.
- A third-level degree qualification is required.
- A minimum of five years' experience working with a main contractor in Ireland or the UK, ideally on projects valued at over £10 million.
