About the Role
Our client seeks a dependable and skilled handyworker to manage various tasks at residential rental properties. Duties include conducting property-readiness inspections, carrying out general maintenance and repairs, installing lockboxes, documenting property conditions with photos and videos, and recommending additional repairs prior to showings, leasing, or move-in. The position supports property management teams and involves working independently in the field to ensure properties meet readiness standards.
Key Responsibilities
- Visit residential rental sites for readiness evaluations, access verification, authorized repairs, inspections, and move-in preparations.
- Assess property condition and highlight necessary repairs or upgrades.
- Capture clear photographs and videos of properties, access points, lockboxes, repairs, and any outstanding issues.
- Install lockboxes and verify access information.
- Perform routine repairs and light maintenance to prepare properties.
- Suggest or generate additional work orders for further repairs or improvements.
- Return to properties to finish approved repair tasks as needed.
- Provide detailed updates including notes, photos, and videos documenting completed work.
- Maintain professional communication with property owners, tenants when applicable, vendors, and team members.
- Recognize when specialized licensed trades are needed and escalate accordingly.
Typical Tasks Include
- Patch drywall and fix minor wall issues.
- Apply caulking and sealing materials.
- Perform painting touch-ups.
- Repair doors, locks, hinges, handles, and cabinets.
- Conduct basic plumbing fixes.
- Install fixtures, shelves, mirrors, blinds, and hardware.
- Carry out minor flooring, trim, and baseboard repairs.
- Manage rental turnover and property readiness-related upkeep.
- Set up lockboxes and manage access configuration.
- Inspect property conditions before showings, inspections, or move-ins.
Candidate Requirements
- Previous experience in a handyworker, maintenance technician, contractor, or related role.
- Solid understanding of residential repair work, rental turnover procedures, and property readiness benchmarks.
- Own reliable transportation.
- Carry essential tools in vehicle while on assignment.
- Availability of ladder for job sites.
- Possession of a smartphone (such as iPhone 13 or equivalent) equipped with a high-quality camera.
- Ability to take clear property photos and videos of access points, repairs, and issues.
- Capable of writing concise reports and submitting updates after each site visit.
- Comfortable working independently with little supervision.
- Professionalism, reliability, punctuality, and strong attention to detail.
- Effective and respectful communication with property owners, tenants if applicable, vendors, and internal teams.
Preferred Qualifications
- Experience with rental turnover repairs.
- Familiarity preparing rental properties for photography, viewings, inspections, or move-ins.
- Prior work installing lockboxes and managing access details.
- Experience operating within both occupied and vacant residential rental units.
- Background supporting property management, leasing, maintenance, or residential service operations.
