About the role
The Project Manager reports to the Director, Operations and leads construction projects from initiation through closeout. The role is accountable for project scope, schedule, cost, quality, and stakeholder satisfaction, while guiding project teams and coordinating contractors, consultants, and other stakeholders. This position is specifically for a health care construction project and requires prior experience in health care construction.
Key responsibilities
- Direct project planning activities covering scope definition, budgeting, and scheduling.
- Coordinate permits, insurance, bonding, SDI, and complete all required contract paperwork.
- Make sure project deliverables stay aligned with client requirements and expectations.
- Build and maintain the baseline project schedule.
- Track progress, identify schedule slippages, and issue delay notices when needed.
- Plan manpower, material, and equipment needs for the project.
- Develop and manage project budgets along with cost forecasts.
- Review and approve payment applications, invoices, and cost coding.
- Prepare monthly cost and construction management reporting.
- Present monthly project cost reports and reconciliations.
- Ensure subcontractor and supplier accounts are properly reconciled.
- Manage change requests, cash allowances, and the overall project budget.
- Support tendering, subcontractor selection, and contract award processes.
- Monitor subcontractor performance and address issues through timely notices when necessary.
- Maintain positive client relationships and drive satisfaction throughout the project lifecycle.
- Serve as the main point of contact for consultants, authorities, and other stakeholders.
- Run client and consultant meetings and track follow-up actions to completion.
- Issue official notices in line with prime contract requirements.
- Carry out regular site visits to confirm quality and compliance.
- Enforce adherence to drawings, specifications, construction documents, and quality standards.
- Oversee substantial completion, occupancy, deficiency management, warranty work, and final completion processes.
- Promote and uphold the company’s safety culture and practices.
- Ensure safety policies and related documentation are put in place and kept current.
- Model safety-first behavior and set clear expectations for the team.
- Supervise and coach Assistant Project Managers and Coordinators.
- Assign work, provide feedback, and support employee growth and career development.
- Create a collaborative, accountable project-team environment.
- Carry out performance reviews and contribute to development planning.

Qualifications
- Post-secondary education in Construction Management, Civil Engineering, Architectural Engineering, or a related discipline.
- 5 to 10 years of experience in the ICI construction sector; prior health care construction experience is mandatory.
- Working knowledge of construction planning, estimating, budgeting, scheduling, cost control, contract administration, technology, equipment, means and methods, and standard industry practices.
- Proficiency with Microsoft Office, including Microsoft Project.
- Experience with Procore, BIM, Primavera P6, and Axis Accounting Software is considered an asset.
- LEED, Net Zero, WELL, or Passive House accreditation is an asset.
- Gold Seal Certification is an asset.
Working conditions
Work is primarily based at the head office or on active construction sites. The role involves exposure to construction-site conditions in different weather situations and requires project-related travel.
