Role Summary

We seek a dependable and experienced Handyworker to service residential rental properties. Key duties include assessing listing readiness, performing various repairs, installing lockboxes, capturing detailed photos and videos, and identifying further maintenance needs to prepare properties for listing, viewing, leasing, or move-in.

Primary Responsibilities

• Visit rental properties to conduct listing-readiness inspections, verify access, complete approved repairs, and prepare units for move-in.
• Evaluate property conditions and recommend repairs or enhancements affecting readiness for listing or occupancy.
• Capture clear photographic and video documentation of property condition, access points, lockboxes, repairs, and potential concerns influencing leasing.
• Install lockboxes and confirm access protocols.
• Carry out general repairs and light property maintenance duties.
• Generate or suggest additional work orders for follow-up repairs and improvements as necessary.
• Return to properties to finalize approved work before listing, showings, lease signing, or move-in.
• Provide detailed updates, including notes, photographs, videos, and records of completed work.
• Maintain professional communication with landlords, applicants, tenants where relevant, and internal team members.
• Recognize when specialized licensed trade work is required and escalate appropriately.

Typical Maintenance Tasks

• Repair drywall and minor wall damage.
• Apply caulking and seals as needed.
• Perform paint touch-ups.
• Fix doors, locks, hinges, handles, and cabinets.
• Conduct basic plumbing repairs.
• Install fixtures, shelves, mirrors, blinds, and hardware.
• Address minor flooring, trim, and baseboard repairs.
• Complete rental turnover and listing preparation tasks.
• Install lockboxes and set up property access.
• Verify property condition prior to listing, showings, or occupant move-in.

Required Qualifications

• Prior hands-on experience as a skilled handyworker, maintenance technician, contractor, or a related role.
• Strong familiarity with residential repair work, rental turnover processes, and standards for property readiness.
• Access to reliable transportation and possession of necessary tools at all times while on-site.
• Availability of a ladder for job tasks.
• Use of a high-quality smartphone (iPhone 13 or equivalent) capable of taking clear photos and videos.
• Ability to document property condition, access details, repair issues, and completed work efficiently and accurately.
• Capable of working independently with minimal supervision.
• Professionalism, punctuality, attention to detail, and respectful communication with landlords, tenants, applicants, and team members.

Preferred Experience

• Previous work involving rental turnover repairs.
• Experience preparing rental properties for photography, showings, inspections, or move-in.
• Skill in installing lockboxes and verifying property access.
• Familiarity working inside both occupied and vacant residential rental properties.
• Background in supporting leasing, property management, maintenance, or residential service functions.

• Possession of reliable means of transport.
• Carrying requisite tools and ladder during on-site visits.
• Smartphone equipped with a high-quality camera for documentation.
• Ability to commute between various residential rental properties.
• Capability to submit detailed reports including photos, videos, and notes promptly after each assignment.
