Position Overview
The Maintenance Technician plays a vital role in realizing our vision by handling maintenance and repair requests, carrying out preventive upkeep, preparing apartments for new residents, and promptly securing necessary supplies. This role ensures all buildings and equipment are safe and fully functional to deliver top-tier service to occupants.

Primary Duties
- Uphold property conditions following company SOPs, OSHA, and industry standards
- Perform demanding physical work to maintain asset integrity and reduce liability
- Complete daily maintenance assignments efficiently within the facilities team
- Undertake minor repair and maintenance tasks promptly and professionally
- Ensure service requests are addressed and fulfilled
- Maintain detailed records of work performed, materials used, and follow-up needs with proper documentation and signatures
- Foster positive relationships with residents, contractors, and team members through a cooperative and friendly demeanor
- Conduct routine repairs including appliance fixes, carpentry, plumbing, painting, and electrical work to prepare apartments timely
- Execute assigned preventive maintenance activities
- Clean HVAC coils and condensers, lubricate equipment, maintain filters, and complete minor repairs as necessary
- Keep work areas tidy both onsite and in maintenance shops

- Must be available on-call except during approved time off
Candidate Qualifications
- High school diploma or GED
- Certified Pool Operator (CPO) certification preferred or commitment to obtain within six months
- Strong communication skills and safety awareness with a proven reliable attendance record
- Ability to work under pressure, meet deadlines, and accommodate flexible hours, including evenings and weekends
- Valid driver's license required
- Proficiency or willingness to learn basic computer applications related to job responsibilities
- Ability and readiness to travel when necessary
- Must be capable of standing for over eight hours and lifting up to 100 pounds when needed

Compensation Details
