About the role
The Senior Architect will be responsible for leading architectural work across residential developments, including in-house design creation, coordination with outside consultants, support for execution on site, compliance management, and guidance to junior team members. The role calls for strong design judgment, technical depth, and hands-on experience in residential real estate projects.
Design development
- Create architectural concepts and workable design solutions that respond to business goals, site conditions, market needs, and regulatory limits.
- Develop detailed drawings and design outputs such as master plans, floor plans, elevations, sections, unit layouts, façade ideas, and 3D views.
- Prepare and maintain complete construction documentation, including drawings, schedules, specifications, and technical reports.
- Work closely with internal stakeholders to convert project objectives into practical design outcomes.
- Coordinate with structural, MEP, landscape, and interior teams so all disciplines fit together smoothly.
- Contribute to feasibility studies, area optimization exercises, and reviews focused on design efficiency.
- Assist with cost-estimation efforts and identify value-engineering opportunities without weakening design quality or intent.
- Assess alternative materials, construction approaches, and design options to improve cost and time performance.
Documentation and regulatory compliance
- Prepare, review, and update architectural records across all stages of the project.
- Ensure designs comply with building bye-laws, zoning rules, fire and safety norms, environmental requirements, and other statutory conditions.
- Coordinate with liaison teams, consultants, and authorities for approvals, sanctions, and permits.
- Review consultant submissions to confirm they meet company standards and project requirements.
- Keep organized records of approvals, revisions, design updates, and regulatory documents.
Project coordination
- Serve as the main architectural point of contact between external consultants and internal project teams.
- Examine consultant deliverables to ensure they align with project goals, quality expectations, and management direction.
- Work with Project Management, Engineering, Contracts, QS, Procurement, and Site teams to protect design intent during execution.
- Visit project sites regularly to track progress, resolve design issues, and provide technical support.
- Respond to RFIs, technical questions, and drawing clarifications raised during construction.
- Join design review meetings and recommend improvements that strengthen functionality, aesthetics, buildability, and cost effectiveness.
- Track implementation of approved drawings and suggest corrective steps when deviations are found.
Technical leadership and design excellence
- Research new design trends, emerging technologies, sustainable building methods, and innovative materials.
- Help improve architectural standards, design guidelines, and best practices for the organization.
- Provide timely design and technical solutions for project-related challenges.
- Review lessons learned from projects and apply improvements in future developments.
- Support innovation while staying aligned with the company’s design philosophy and brand expectations.
Mentorship and team development
- Guide and support junior architects, architectural assistants, and design coordinators.
- Review team work and give constructive feedback to improve quality and technical accuracy.
- Lead knowledge-sharing sessions on standards, regulations, detailing, and construction practices.
- Encourage collaboration, continuous learning, and professional growth within the design team.
Candidate profile
The role is suited to professionals with a Bachelor’s or Master’s degree in Architecture and 8 to 12 years of relevant experience in residential real estate, architecture firms, or design consulting environments. Experience across apartments, villas, townships, or mixed-use residential developments is important. Knowledge of local regulations, approvals, and construction methods is essential. A registration with the Council of Architecture is preferred.
Skills and tools
Working knowledge of AutoCAD, Revit or BIM, SketchUp, visualization tools such as Lumion, Enscape, or Twinmotion, Adobe Creative Suite, and Microsoft Office is expected.
