Position Overview
We are actively hiring for the Facilities Technician position in Tuscaloosa, AL. This full-time onsite role requires prompt response to maintenance and repair requests, preventive maintenance, preparing apartments for turnover, and timely procurement of supplies. The technician operates within a dynamic collegiate environment and must provide outstanding customer service and diligent follow-through.
Key Responsibilities
- Use Entrata and CMMS software efficiently to log service requests and track completed jobs promptly.
- Maintain the property's physical condition following company SOPs, OSHA guidelines, and industry norms.
- Perform physically demanding tasks to keep the property and assets in optimal condition, minimizing risks.
- Execute daily maintenance tasks and objectives under supervision.
- Troubleshoot and complete minor and routine repairs swiftly and professionally.
- Ensure completion of all daily service requests.
- Document work done, inventory used parts, and provide detailed notes and signatures upon task completion.
- Foster positive public relations with residents, staff, contractors, and management through a professional and courteous demeanor.
- Inspect vacated apartments, noting necessary repairs, and report to the Facilities Supervisor.
- Perform general maintenance duties including appliance repair, carpentry, plumbing, painting, and basic electrical work to ensure timely apartment readiness.
- Inspect common indoor and outdoor areas regularly and maintain lighting and cleanliness according to standards.
- Conduct preventive maintenance on equipment and systems to uphold warranties and prolong service life, including safety checks for fire extinguishers and alarms.
- Clean air conditioning coils, lubricate machinery, replace filters, and perform minor repairs as needed.
- Maintain cleanliness and safety in work areas, shops, and storage rooms.
- Manage parts and supplies inventory as authorized and organize maintenance spaces.
- Assist vendors by unlocking apartments and escorting as necessary.
- Maintain grounds by clearing debris from drainage areas.
- Perform pool maintenance including cleaning and chemical adjustments.
- Use pressure washers on exterior surfaces and assist with snow removal during winter months.
- Set up and dismantle furniture for tenant events.
- Respond to after-hours emergencies as directed.
- Adhere to required uniform standards and present a professional image.
- Participate in job-related training as required.
Qualifications and Requirements
- High school diploma, GED, or trade school certification with 1-3 years of full-time maintenance work experience or an equivalent mix.
- Possession of EPA 608 Type I certification.
- Certified Pool Operator (CPO) credential or plans to obtain it within six months.
- Effective and clear communication abilities.
- Familiarity with key management and security systems.
- Strong safety awareness and adherence to procedures, reliability, punctuality, ability to work under tight deadlines, and flexibility for after-hours and weekend calls.
- Valid driver’s license.
- Capability to operate or quickly learn computer programs related to job duties (e.g., Entrata, CMMS, Building Automation, Digital Control Systems).
- Willingness and ability to travel as required.
- Physical capability to stand for 8+ hours per day and lift up to 100 pounds as needed.
Additional Operational Details
- Position is on-site at assigned property, with occasional travel.
- Expected to be on-call except during approved time-off.
