About the Company and Position
Bellway Homes, a leading UK housebuilding company, is offering an exciting opportunity to become a Site Manager within its Manchester Division. The position is based at the Old Brook View development in Oldham, Lancashire. Role Overview
The Site Manager reports to the Construction Manager and is accountable for overseeing all aspects of the construction site’s operations. Responsibilities include ensuring safe, efficient, and cost-effective project progress while maintaining high-quality standards and excellent customer service within deadlines.
Key Responsibilities
- Direct and manage daily site activities, providing clarity on responsibilities and objectives to the team.
- Implement and enforce health and safety protocols in collaboration with Bellway’s Health and Safety Managers, ensuring full compliance.
- Motivate and support site staff through toolbox talks, training, and coaching to enhance performance.
- Maintain the site’s presentation and cleanliness to a high standard at all times.
- Ensure production targets are met in line with technical and planning documents and react appropriately to any updated instructions.
- Comply fully with building regulations and warranty provider requirements including NHBC and LABC Services.
- Accurately update and submit production and progress reports to Construction Management as needed.
- Keep detailed site records including site manager reports, labor needs, plant and materials logs, inductions, and health and safety documentation.
- Conduct thorough inspections and oversee remedial work to meet NHBC key stage inspection standards.
Experience and Qualifications
- Previous experience as an Assistant Site Manager or Site Manager within a high-volume residential housebuilding environment.
- Proven track record in effective team management.
- Up-to-date knowledge of health and safety standards and building legislation.
- GCSEs in Maths and English (grade C or above) or equivalent qualifications.
- Valid Site Manager level CSCS card (or equivalent).
- SMSTS certificate and valid First Aid certificate required.
- Desirable qualifications include Construction Management HNC Level 4, HND Level 5 or NVQ Level 6, Scaffold Appreciation, and LOLER certificates.
Skills and Competencies
- Strong communication and listening abilities.
- Good administrative and organizational skills.
- Ability to handle multiple tasks and meet deadlines efficiently.
- Capable of working independently and collaboratively within a team.
- Proficient in IT, especially Microsoft Word, Excel, and Outlook.

Work Environment and Conditions
- Flexibility with daily duties and working hours is expected.
- Work will be conducted outdoors in varied weather conditions.
- Travel to various development locations including the divisional office is required.
