Building Manager

Role Overview and Responsibilities

The Building Manager will ensure the optimal functioning and upkeep of the facility located in Harare, Zimbabwe. This entails conducting routine inspections, managing maintenance tasks, liaising with tenants, and overseeing security and cleaning teams.

• Perform regular detailed inspections to confirm all building facilities, equipment, and services remain operational and well-maintained.
• Manage plumbing issues including leaks, blockages in drains, toilets, sumps, and gutters by executing repairs or coordinating with external contractors.
• Oversee electrical and mechanical equipment such as lifts, air conditioners, generators, lighting, boreholes, and fountains to maintain proper functionality.
• Coordinate structural and carpentry repairs involving walls, roofs, doors, windows, floors, and parking areas to maintain building integrity.
• Supervise security service providers, monitor guard attendance and performance, and support safety protocols including fire safety and emergency evacuations.
• Oversee cleaning contractors ensuring hygiene and cleanliness standards are met consistently in common areas, toilets, basements, and parking facilities.
• Manage landscaping contractors to maintain the aesthetic appeal of gardens, plants, and grounds surrounding the building.
• Maintain positive tenant relationships by addressing facility-related concerns, conducting tenant visits, and representing the organization professionally.
• Supervise contractors and service providers by verifying attendance, quality of work done, and documenting maintenance activities accurately.
• Handle administrative duties such as preparing reports, inventory management, tracking consumables and equipment, supporting rent collection, and ensuring policy compliance.

Qualifications and Skills

Candidates are expected to have expertise in agile project management, facility maintenance oversight, occupational health and safety, and resource scheduling. Strong verbal communication, management reporting, policy understanding, workflow management, and servant leadership skills are also required.
