Role Overview

We seek an experienced and dependable Handyworker able to independently manage residential rental property tasks such as conducting readiness assessments, general repairs, lockbox installations, and photographic documentation. This position focuses on preparing properties for listing, showings, finalizing leases, or tenant move-in.

Key Responsibilities

• Visit residential rental properties to perform assessments for listing readiness, confirm access, complete approved repairs, and prepare for move-in.
• Inspect property conditions thoroughly, noting repairs or improvements needed for readiness or lease suitability.
• Capture clear photos and videos documenting properties, access points, repairs, and potential issues affecting leasing.
• Install lockboxes and ensure access details are accurate and updated.
• Carry out general repair tasks and light maintenance to improve property condition.
• Create or suggest additional work orders for needed follow-up tasks.
• Return to properties as needed to complete approved repair work prior to listing or move-in.
• Provide comprehensive updates, including notes, photos, and videos detailing completed tasks.
• Communicate professionally and respectfully with landlords, applicants, tenants, and internal teams.
• Identify when specialized licensed trades are required and escalate those properly.

Typical Work Includes

• Drywall patching and minor wall repairs
• Caulking and sealing applications
• Painting touch-ups
• Door, locks, hinges, handles, and cabinet repairs
• Basic plumbing repairs
• Installation of fixtures, shelves, mirrors, blinds, and hardware
• Minor flooring, trim, and baseboard repairs
• Rental turnover preparations and listing-readiness maintenance
• Lockbox installation and access configuration
• Property condition inspections before listings and tenant move-ins

Requirements and Qualifications

• Prior experience as a skilled handyworker, maintenance technician, contractor, or relevant role.
• Strong understanding of residential repair tasks, rental turnover processes, and property readiness standards.
• Reliable transportation with ability to travel between property sites.
• Essential tools and ladder available at all working locations.
• A smartphone (iPhone 13 or equivalent) with excellent camera capabilities for documentation purposes.
• Comfortable capturing clear photos/videos and writing detailed notes post-visit.
• Ability to work independently with minimal supervision.
• Professionalism, punctuality, reliability, and attention to detail.
• Good communication skills for interacting with landlords, tenants, applicants, and team members politely and clearly.

Preferred Experience

• Hands-on involvement in rental turnover repairs and property preparation for listing/showings.
• Experience installing lockboxes and managing property access.
• Familiarity working within occupied or vacant residential rental environments.
• Background supporting leasing, property management, or maintenance operations.

• Ability to submit organized and clear updates after each property visit.

This role excludes any licensed trade work unless the candidate holds proper licenses. Tasks involving major plumbing, electrical, HVAC, gas, structural works, or permit-required jobs must be escalated to certified professionals.
