About the Role

MoveSmart Rentals seeks a dependable and skilled Handyworker to service residential rental properties. The main duties include conducting listing-readiness inspections, performing general maintenance and repairs, installing lockboxes, taking detailed photos and videos, and identifying further work necessary before properties can be listed, shown, leased, or prepared for tenant move-in.

MoveSmart Rentals is a comprehensive leasing service driven by proprietary technology, aiming to accelerate leasing processes, minimize vacancies, and thoroughly screen applicants. They syndicate rental listings across MLS and more than 20 platforms, managing the entire leasing process from start to finish.

Key Responsibilities

• Visit residential rental properties to assess listing readiness, verify access, perform approved repairs, and prepare units for move-in.
• Inspect properties thoroughly to evaluate overall condition and recommend repairs or improvements that impact showings, leasing, or tenancy standards.
• Capture clear, high-quality photos and videos of properties including access points, installed lockboxes, repairs performed, and any issues potentially affecting the leasing process.
• Install lockboxes and verify access arrangements.
• Carry out general maintenance and light repair work related to property readiness.
• Generate or suggest additional work orders for follow-up maintenance or improvements.
• Complete assigned work orders prior to listing, showings, lease agreements, or move-in dates.
• Document and communicate updates with photos, videos, notes, and detailed descriptions of completed tasks.
• Interact professionally with landlords, applicants, tenants (where applicable), and internal staff.
• Identify instances needing licensed trades and escalate such cases appropriately.

General Maintenance Tasks

• Minor drywall patches and wall repairs.
• Caulking and sealing jobs.
• Paint touch-ups.
• Door, lock, hinge, handle, and cabinet repairs.
• Basic plumbing repairs.
• Installing fixtures, shelves, mirrors, blinds, and hardware.
• Minor touches to flooring, trim, and baseboards.
• Turnover repairs aimed at rental units becoming listing-ready.
• Lockbox installation and access setup.
• Pre-listing, pre-showing, or move-in property condition checks.

Candidate Requirements

• Prior experience as a handyworker, maintenance technician, contractor, or related role, with strong knowledge of residential repairs and rental turnover standards.
• Possession of reliable transportation.
• Availability of essential tools and a ladder on-site during work hours.
• A smartphone equivalent to iPhone 13 with a high-quality camera for photographing work and property conditions.
• Ability to clearly document repairs and submit detailed updates after visits.
• Independent worker who can operate with minimal supervision.
• Professional demeanor, reliability, punctuality, and attention to detail.
• Effective communication skills with landlords, applicants, tenants, and team members.

Desirable Experience

• Familiarity with rental turnover repairs.
• Experience preparing properties for professional photoshoots, inspections, or move-in readiness.
• Experience installing lockboxes and managing access setups.
• Work experience within both occupied and vacant residential rentals.
• Support roles in leasing, property management, maintenance or residential services.

The ideal candidate is practical, trustworthy, and comfortable operating independently at rental properties. They are skilled in inspecting property conditions, performing repairs, installing access devices, documenting and communicating work clearly, and ensuring properties meet readiness criteria for listing or tenancy. They maintain professionalism with all stakeholders and understand the boundaries between tasks they can perform and those requiring licensed trades.

Field Requirements

• Own transportation and tools present on site during tasks.
• Access to a ladder and a smartphone with high-resolution camera capabilities.
• Capacity to travel between multiple residential sites and provide photo/video documentation and reports following each assignment.
