About the Role

Our client is seeking a dependable and skillful Handyworker to visit residential rental units and ensure they are ready for listing, showings, lease signing, or tenant move-in. Responsibilities will include assessing property condition, conducting minor repairs, installing lockboxes, and documenting the property's state with photos and videos. The role involves independent fieldwork to support the leasing process by enhancing property readiness and managing access setups.

Key Responsibilities

• Inspect residential rental properties to evaluate listing readiness, confirm access, and oversee approved repairs and move-in preparations.
• Examine the overall condition of each property and identify necessary improvements or repairs affecting the leasing process.
• Capture clear photos and videos documenting property condition, repairs, lockbox installations, and any issues that impact leasing.
• Set up lockboxes and verify access information.
• Carry out general property repairs and light maintenance tasks.
• Generate or suggest additional work orders for further repairs or enhancements as identified.
• Return to properties as required to complete authorized work before listing, showings, or move-in.
• Provide detailed updates including notes, photographs, and videos on completed tasks.
• Communicate professionally with landlords, applicants, tenants (where relevant), and team members.
• Recognize when licensed trade professionals are necessary and escalate appropriately.

Common Tasks

• Patching drywall and minor wall damage repairs.
• Sealing and caulking as needed.
• Touch-up painting jobs.
• Repairing doors, locks, hinges, handles, and cabinets.
• Performing basic plumbing fixes.
• Installing fixtures, shelves, mirrors, blinds, and hardware.
• Repairing minor flooring, trims, and baseboards.
• Handling rental turnover and property readiness repairs.
• Installing lockboxes and managing access setup.
• Checking property conditions prior to listing, showings, or tenant move-in.

Qualifications and Requirements

• Prior experience as a handyworker, maintenance technician, contractor, or comparable position.
• In-depth knowledge of residential repair work, rental unit turnover, and preparing properties for listing or occupancy.
• Reliable vehicle for transportation between job sites.
• Possession of necessary tools consistently available in your truck.
• Use of a ladder for work at properties.
• Smartphone (iPhone 13 or equivalent) with high-quality camera capability for documentation.
• Competence in taking clear photos and videos of property conditions, repairs, and access details.
• Ability to compose clear and concise visit notes and updates.
• Capable of working independently with minimal supervision.
• Professional demeanor with punctuality, reliability, and attention to detail.
• Strong communication skills for interaction with landlords, tenants, applicants, and internal staff.

Preferred Experience

• Background in performing rental turnover repairs.
• Familiarity with preparing rental units for photography, showings, inspections, or tenant move-in.
• Experience installing lockboxes and managing property access details.
• Comfort working inside both occupied and vacant residential rentals.
• Support experience in leasing, property management, maintenance, or residential services.

This position excludes performing any licensed trade work unless the candidate holds proper licensure. Major plumbing, electrical, HVAC, gas, structural, or permit-required tasks must be handed off to licensed professionals.
