About Sundae
Sundae is dedicated to assisting homeowners in achieving the best possible results when selling properties that need repairs or updates. Addressing the lack of options and transparency for sellers facing challenging situations, Sundae leverages technology, data, marketing, and operational expertise to connect motivated sellers with skilled local real estate entrepreneurs offering tailored solutions. Their rapidly expanding membership platform supports real estate operators with marketing, technology, systems, and operational tools to acquire more opportunities, close more deals, and grow their businesses efficiently. The team encompasses deep knowledge in real estate, marketing, technology, and operations, collaboratively building infrastructure that aids homeowners and empowers entrepreneurs to scale sustainably.
Role Overview
The company is seeking a data-oriented and execution-focused Performance Marketing Manager responsible for owning and optimizing lead generation efforts across digital and offline acquisition channels. This position involves planning, launching, and enhancing campaigns to attract qualified homeowner leads for Sundae members, managing channels such as Google PPC, Meta, Direct Mail, TV/CTV, and emerging platforms with constant testing to improve lead quantity, quality, and cost-effectiveness. Success includes balancing volume, quality, and ROI to support profitable member growth. The role requires hands-on execution, independent optimization, and building scalable growth programs while collaborating closely with sales, revenue operations, creative teams, and external partners.
Key Responsibilities
- Oversee performance marketing on paid and offline channels including Google PPC, Meta, Direct Mail, TV/CTV, and new acquisition avenues.
- Continuously monitor campaigns to identify growth opportunities in lead generation, quality, conversion, and cost efficiency.
- Formulate testing strategies involving audience targeting, creative assets, offers, landing pages, bidding tactics, and channel allocation.
- Analyze performance data segmented by market, campaign, channels, and audiences to identify areas of improvement and growth.
- Advise on budget distribution aligned with performance metrics and company goals.
- Manage day-to-day execution and optimization of campaigns across all relevant channels, collaborating with internal teams and external vendors.
- Design direct mail strategies including audience segmentation, creative tests, vendor coordination, and response tracking to maximize ROI.
- Work alongside data providers, mailing vendors, and stakeholders to test, refine, and expand direct mail initiatives regionally.
- Partner with media vendors and platforms to run and optimize TV and connected TV campaigns effectively.
- Assess new acquisition channels through structured piloting to determine potential scalability.
- Create comprehensive performance reports capturing metrics like CPL, CPMQL, CAC, conversion rates, and marketing ROI.
- Spot trends and deliver actionable insights for leadership decision-making.
- Develop forecasting models supporting annual and quarterly planning.
- Ensure accurate multi-channel attribution and measurement standards.
- Collaborate on improving landing page design and usability for higher conversion rates, conducting A/B tests, and monitoring engagement and lead quality metrics.
- Manage relationships and performance expectations with external media agencies, vendors, and partners, recommending improvements as needed.
Candidate Profile
- Minimum five years of direct, hands-on responsibility for paid acquisition performance across digital and offline channels including budget management and accountability for outcomes.
- Experience building and managing direct mail programs end-to-end, including list strategy, segmentation, creative testing, vendor management, and response evaluation.
- Strong proficiency in Google Ads and paid social platforms with the ability to independently manage and critically analyze campaigns and agency output.
- Preferred experience with TV and connected TV campaign planning, launching, or managing, including media agency interaction.
- Capability to handle multi-market, multi-geography, or segmented audience campaigns with budget allocation decisions based on geographic data.
- Advanced understanding of lead generation economics such as CPL, CAC, conversion rates, payback periods, and attribution complexities, focusing on business impact rather than platform metrics alone.
- Comfortable working with CRM and funnel data (Salesforce experience highly valued) alongside platform dashboards.
- Skilled in performance reporting tools such as Google Analytics and Looker Studio.
- Ability to function autonomously in lean environments without extensive support or large teams.
- Excellent communication skills facilitating collaboration with marketing, sales, operations, vendors, and leadership smoothly.
- Bonus experience in real estate, home services, financial services, mortgage, or direct response lead generation sectors.
- Note: Applicants purely from digital performance marketing, brand marketing, social/content marketing, or agency account management without direct budget ownership will not be suitable.
Success Metrics in First Year
- Enhance lead generation volume, quality, and cost efficiency across main marketing channels.
- Implement a rigorous testing framework covering audience targeting, creatives, offers, landing pages, and channel strategies.
- Create transparent performance reporting that aids leadership in making data-informed decisions.
- Discover and scale new acquisition opportunities that significantly enhance member growth and profitability.
- Continuously optimize marketing ROI via adjustments in budgets, channel mixes, targeting, and campaign tactics.
