Executive Director - Commercial (Construction Development)

Role Overview

Qiddiya Investment Company is looking for a seasoned Executive Director Commercial to lead and manage all commercial functions supporting major Construction Development projects. This senior leadership role entails steering the commercial strategy, leading contract negotiations, and ensuring projects are delivered successfully in alignment with Qiddiya's strategic vision.

Key Duties

• Formulate and execute detailed commercial strategies aligned with project and organizational objectives.
• Head contract negotiations, maintaining favorable terms and controlling risks effectively.
• Manage budgeting, forecasting, and financial reporting aimed at optimizing commercial outcomes of projects.
• Collaborate with project directors, legal teams, and external partners to handle commercial risks and uncover opportunities.
• Promote continuous enhancements in commercial operations and systems for improved efficiency and transparency.
• Establish and nurture strong partnerships with contractors, suppliers, and key stakeholders.
• Ensure strict compliance with applicable laws, regulations, and internal policies.
• Lead, mentor, and develop a dynamic commercial team focused on high performance.

Qualifications and Experience

• Bachelor’s degree in Business, Construction Management, Quantity Surveying, or related disciplines; advanced degrees or professional credentials such as RICS or MCIOB are highly advantageous.
• Over 15 years’ experience in commercial management within the large-scale construction development sector, including a minimum of 7 years in senior leadership positions.
• Demonstrated expertise in contract negotiations, commercial strategy creation, and risk mitigation.
• Strong financial literacy managing multi-million dollar project budgets and forecasts.
• Excellent leadership abilities combined with effective communication and stakeholder management skills.
• Adept at operating in fast-moving, complex, and multicultural environments.
• Experience with Middle Eastern construction markets and knowledge of relevant regulatory frameworks preferred.
• Familiarity with commercial management software and project management tools is required.
