Technical Engineer

About the Role

The Technical Engineer at Crystal Facility is entrusted with the comprehensive management, upkeep, and safety assurance of all technical installations in a residential society environment. This encompasses oversight of engineering services, preventive upkeep, vendor relations, statutory adherence, utility management, and ensuring seamless operation across all Mechanical, Electrical, and Plumbing (MEP) systems.

Key Responsibilities

• Oversee daily operation and maintenance activities of all MEP installations including DG sets, transformers, panels, electrical systems, pumps, motors, STP, WTP, fire safety systems, elevators, HVAC, and plumbing.
• Design and execute schedules for preventive and predictive maintenance.
• Monitor and mitigate consumption of utilities such as electricity, water, and diesel.
• Lead technical teams comprising electricians, plumbers, HVAC, and maintenance personnel.
• Coordinate with Annual Maintenance Contract (AMC) vendors and contractors for timely servicing and repairs.
• Ensure rapid response to breakdowns with minimal downtime.
• Carry out regular inspections of technical assets and communal areas.
• Maintain detailed asset registers, maintenance records, and equipment histories.
• Prepare and oversee the annual maintenance budget while monitoring expenditures.
• Ensure procurement and availability of critical spare parts and materials for maintenance.
• Evaluate contractor performance to maintain work quality standards.
• Verify bills, work completion documents, and service reports from vendors.
• Ensure compliance with statutory requirements regarding fire safety, electrical checks, lift certifications, pollution norms, and other regulatory mandates.
• Organize emergency drills and enforce safety protocols.
• Investigate technical complaints and ensure prompt solution delivery.
• Assist in renovation and major capital improvement projects.
• Compile detailed daily, weekly, and monthly technical reports for management review.

Statutory Compliance

• Manage Fire NOC compliance.
• Ensure lift inspector approvals are current.
• Adhere to electrical safety standards.
• Maintain DG sets and Pollution Control Board requirements.
• Ensure STP/WTP operations meet regulatory norms.
• Coordinate annual energy audits.
• Oversee periodic equipment testing and certification processes.

Qualifications and Experience

• Diploma, Bachelor's degree (B.E./B.Tech) in Electrical, Mechanical, or Civil Engineering.
• Additional certifications in Facility Management or Fire and Safety are beneficial.
• Between 5 to 10 years of experience in facility management or residential/commercial real estate management.
• Preferred experience includes managing large residential complexes, townships, or commercial properties.

Required Skills and Competencies

• In-depth knowledge of electrical, mechanical, plumbing, HVAC, fire safety, and utility systems.
• Proficiency in troubleshooting technical faults efficiently.
• Strong leadership and capability to manage teams effectively.
• Experience with vendor and contractor management.
• Budget preparation and cost control expertise.
• Understanding of safety standards and compliance mandates.
• Excellent communication skills along with proficiency in MS Excel, Word, and maintenance management software, preferably Computerized Maintenance Management System (CMMS).
