Role overview
Bayleys is looking for an experienced, people-oriented Property & Building Manager to join its team in Māngere, Auckland. In this position, you will oversee the daily running of two Build-to-Rent apartment communities, covering both tenancy administration and building operations.
This is a hands-on and independent role focused on keeping the properties running smoothly, supporting residents, coordinating service providers, and ensuring the buildings are presented to a high standard. The aim is to deliver a well-managed, welcoming residential environment and an excellent resident experience.
What you'll do
- Handle the full leasing cycle, from initial enquiries and inspections through to applications and move-in sign-ups.
- Develop strong resident relationships by providing prompt tenancy support and high-quality customer service.
- Manage renewals, rent adjustments, inspections, arrears follow-up, and tenancy-related paperwork.
- Oversee everyday building operations and presentation so the property remains safe, tidy, and well maintained.
- Coordinate contractors, scheduled and urgent maintenance, and compliance tasks, including the Building Warrant of Fitness (BWoF).
- Keep property records accurate and ensure work is carried out in line with applicable legislation and internal procedures.
- Work with the broader team to contribute to an outstanding resident experience.
What we're looking for
- Prior experience in property management, building management, or a similar position.
- Working knowledge of the Residential Tenancies Act and standard tenancy management processes.
- Experience handling contractors, maintenance coordination, and building operations.
- Strong verbal and written communication, along with solid relationship-building skills.
- Good organisational ability and comfort managing multiple priorities at once.
- A proactive, practical, and solutions-focused mindset with confidence to work independently.
- Commitment to delivering a strong customer and resident experience.
