Role Overview
We are seeking a skilled and dependable Handyworker to manage various tasks at residential rental properties. Responsibilities include conducting assessments for listing readiness, performing routine repairs, installing lockboxes, documenting property conditions through photos and videos, and identifying further maintenance needs prior to listing, showings, leasing, or move-in.
About the Client
The client is a comprehensive leasing service that uses proprietary technology to help landlords minimize vacancies by rapidly leasing properties. They distribute rental listings across MLS and over 20 platforms while managing the entire process from listing through move-in.
Primary Responsibilities
- Visit rental properties to carry out listing readiness evaluations, verify access, conduct approved repairs, and oversee move-in preparation.
- Inspect property condition thoroughly and document any necessary repairs or upgrades that could affect listing status, viewings, or tenant move-in.
- Capture high-quality photographs and videos of the property, access points, lockboxes, repair work, and any issues that may impact leasing.
- Install lockboxes ensuring proper access configuration.
- Complete general repair work and light maintenance tasks aimed at preparing properties.
- Generate or suggest additional work orders for follow-up tasks.
- Return to properties as needed to finish approved work before listings, showings, or move-ins.
- Provide detailed updates including notes, photos, videos, and comprehensive descriptions of completed work.
- Maintain professional communications with landlords, applicants, tenants (when applicable), and team members.
- Determine when specialized licensed trades are necessary and escalate accordingly.
Typical Tasks
- Minor drywall patching and wall repairs.
- Applying caulking and sealing.
- Touch-up painting.
- Fixing doors, locks, hinges, handles, and cabinetry.
- Basic plumbing repairs.
- Installing fixtures, shelves, mirrors, blinds, and hardware.
- Repairing flooring, trims, and baseboards.
- Handling rental turnover and ensuring listing readiness.
- Setting up lockboxes and access points.
- Conducting property condition checks prior to listing, showing, or move-in.
Candidate Requirements
- Previous experience as a handyworker, maintenance technician, contractor, or related role.
- Thorough understanding of residential repairs, rental turnovers, and readiness standards.
- Access to reliable transportation.
- Having all necessary tools available on-site at all times.
- Possession of a ladder for use on location.
- Use of a smartphone with a high-quality camera (minimum iPhone 13 or similar).
- Ability to capture clear photos and videos of properties, access setups, repairs, and completed work.
- Skilled in writing clear notes and submitting updates post-visit.
- Self-motivated and capable of working independently with minimal supervision.
- Consistently professional, punctual, dependable, and detail-oriented.
- Effective at communicating respectfully with all stakeholders including landlords, applicants, tenants, and internal teams.
Preferred Experience
- Hands-on experience with rental turnover repairs.
- Familiarity with preparing rental homes for photography, showings, inspections, or tenant move-in.
- Experience in installing lockboxes and verifying property access.
- Working knowledge of occupied and vacant residential rental environments.
- Background supporting leasing, property management, maintenance, or residential services.
