Position Overview
The Development Analyst role entails supporting various facets of multifamily, build-to-rent, and retail real estate development projects. This includes participating in evaluation, capitalization, planning, and execution stages. The candidate will engage with the entire investment lifecycle from initial assessment and underwriting to due diligence, financing, construction, stabilization, refinancing, or disposition activities. The role requires a detail-oriented and highly organized individual capable of handling multiple project aspects, deadlines, and interacting with various stakeholders in a fast-paced entrepreneurial atmosphere.
Key Responsibilities
- Assist with daily operations of development projects encompassing due diligence, entitlements, design processes, permitting, financing arrangements, construction, leasing phases, tenant coordination, stabilization, and project closeout.
- Maintain essential project management tools such as schedules, milestone trackers, budgets, responsibility matrices, and action-item lists.
- Collaborate with a range of external parties including architects, engineers, contractors, consultants, legal professionals, municipal authorities, property managers, lenders, and tenants.
- Monitor multiple interconnected workstreams to identify risks or delays affecting cost, timing, financing, permitting, or overall execution.
- Track deadlines, follow up on pending deliverables, and escalate concerns such as delays, risks, unresolved issues, and financial exposures to management.
- Contribute to evaluating development opportunities via market analysis, comparative studies, demographic research, and initial feasibility assessments.
- Maintain an organized development pipeline, categorizing opportunities by market segment, property type, development phase, timing, capital requirements, and execution likelihood.
- Support financial underwriting including evaluating project costs, operational assumptions, lease-up timelines, financing terms, cash flow projections, returns, and sensitivity analyses.
- Help prepare investment committee documentation, opportunity summaries, due diligence files, and internal approval paperwork.
- Assist financing activities involving debt and equity, such as lender interactions, investor communications, financing documentation, source and use of funds, closing checklists, equity input management, and construction loan drawdowns.
- Oversee project budgets, commitments, incurred costs, forecasts, contingencies, and cost-to-complete schedules to identify material variances.
- Support the creation of monthly and quarterly reports for senior leadership, investors, lenders, and relevant stakeholders.
- Coordinate efforts between development, acquisitions, capital markets, construction, accounting, asset management, and property management teams.
- Ensure thorough and accurate record-keeping of project files, contracts, approvals, drawings, reports, correspondence, and financial data.
Qualifications and Requirements
- Bachelor's degree in real estate, finance, business, economics, accounting, construction management, engineering, or related disciplines.
- From zero to two years of professional or internship experience in areas such as real estate development, acquisitions, private equity, commercial real estate, construction, lending, or consulting.
- Advanced skills with Microsoft Excel and foundational knowledge of financial statements, development budgeting, discounted cash flow techniques, and real estate investment metrics.
- Strong organizational capabilities to manage multiple simultaneous projects, deadlines, and stakeholder communications effectively.
- Excellent analytical, quantitative, research, problem-solving, and both written and oral communication skills.
- Excellent attention to detail, accountability, initiative, and the ability to follow through on assignments.
- Understanding of how individual project decisions impact overall schedule, budget, and investment strategy.
- Ability to collaborate efficiently across internal departments and with external partners.
- Willingness to travel and visit project sites as necessary.
