Overview
The Maintenance Director is responsible for planning, organizing, and directing all functions of the Maintenance Department to ensure the facility is maintained safely and comfortably, complying with federal, state, and local regulations. The role reports to the Administrator and focuses on maintaining a safe environment through effective management of maintenance operations.
Key Responsibilities
- Ensure adherence to maintenance schedules as per shift or area requirements.
- Develop and implement comprehensive maintenance policies and procedures.
- Organize, evaluate, and oversee all maintenance programs and activities.
- Coordinate maintenance tasks with other departments such as Dietary, Nursing, and Activities.
- Take full administrative responsibility for the Maintenance Department.
- Assist in infection control by identifying maintenance tasks with potential exposure to blood or body fluids.
- Inspect and maintain storage and utility areas for upkeep and supply management.
- Participate in government facility inspections and respond with corrective action plans.
- Supervise outside vendor services to ensure contract compliance.
- Regularly meet with maintenance personnel and supervisors to evaluate and improve department operations.
- Monitor and evaluate maintenance staff competence and performance.
- Make daily rounds to ensure proper maintenance practices and meet facility needs.
- Foster effective working relationships with other department heads to prevent service interruptions.
- Oversee safety and fire prevention programs with weekly inspections.
- Enforce strict adherence to safety protocols using necessary protective equipment.
- Maintain safety and comfort through proper equipment and supply management.
- Report equipment or facility damage promptly to the Administrator.
- Manage Material Safety Data Sheets (MSDS) for hazardous chemicals and ensure proper labeling and storage.
- Train staff on hazard recognition and protective measures regarding chemicals and bodily fluids.
- Develop and enforce infection control and universal precautions policies within the maintenance team.
- Ensure all personnel involved with potential hazardous exposures receive adequate training before task assignment.
- Conduct routine equipment inspections and ensure availability and functioning of necessary tools.
- Monitor efficient use of maintenance supplies to minimize waste.
- Assist in preparing and managing the Maintenance Department budget for labor, supplies, and equipment.
- Keep detailed records of expenses and cost reports for administrative review.
- Perform weekly quality control inspections of maintenance functions.
- Maintain confidentiality of resident care and protected health information.
- Respond effectively to emergencies by adjusting maintenance schedules as needed.
- Ensure proper disposal of medical waste as per facility guidelines.
Supervisory Role
This position includes supervisory responsibilities over the maintenance team.
Qualifications and Experience
- Minimum educational requirement: high school diploma or equivalent.
- At least three years of supervisory experience in maintenance or plant operations.
- Expertise in mechanical, electrical, and plumbing systems, including boilers, compressors, and generators.
- Ability to read and interpret blueprints.
- Knowledge of building codes and safety standards.

Licensing and Certifications
Must hold all licenses required by relevant standards, codes, and labor laws applicable to the role.
Physical Demands
- Occasional lifting or moving of up to 25 pounds.
- Extended use of computers.
- Regular activities include sitting, standing, walking, talking, reading, and hearing.
- Frequent use of office equipment such as copier, scanner, fax, telephone, and calculator.
- May assist in resident evacuation during emergencies.
